When you’re comparing prefab home quotes, it’s easy to focus on price per square foot and completion timeline — and skip right past the one thing that determines how your home actually performs for the next 30+ years: what’s inside the walls.
Most buyers never ask. Most vendors don’t volunteer it. Here’s what you should know before you sign.
The Problem With “Prefab” as a Single Category
“Prefab” gets used as if it’s one standardized product, but wall construction varies enormously between manufacturers. A single-layer steel or aerocon panel wall and a properly engineered multi-layer insulated wall can both be marketed as “prefab” — but they perform completely differently in real conditions.
The gap shows up in three places: temperature control, sound insulation, and long-term durability against weather.
What a Basic Prefab Wall Typically Looks Like
Entry-level and budget prefab structures in the Indian market commonly use:
• A single structural panel (steel sheet or basic aerocon board)
• Minimal or no dedicated insulation layer
• A single interior finish layer, if any
This works fine for storage sheds, temporary site offices, or basic labor accommodation — situations where thermal comfort and acoustic insulation aren’t priorities. It becomes a real problem when this same construction is sold for full-time residential use, especially in a climate like Hyderabad’s, where summer heat and monsoon humidity both stress a building envelope hard.
What a Multi-Layer Wall System Adds
A properly engineered residential-grade prefab wall typically layers multiple materials, each doing a specific job:
1. Structural panel (e.g., Aerocon board) — provides the load-bearing shell and basic weather barrier
2. Insulation layer (e.g., Rockwool) — this is the layer most budget prefabs skip entirely. Rockwool specifically is valued for both thermal insulation and fire resistance, unlike foam-based alternatives
3. Cement board layer (e.g., fiber cement board) — adds structural rigidity, moisture resistance, and a stable substrate for interior finishing
4. Interior finish layer (e.g., gypsum board) — gives the smooth, paintable interior surface that makes a prefab home feel like conventional construction rather than an industrial shed
Each layer solves a different problem. Skip the insulation layer and you get a structurally sound building that’s uncomfortably hot in summer and prone to condensation issues. Skip the cement board and gypsum finish and you’re left with an interior that looks and feels industrial rather than residential.
Questions to Ask Any Prefab Vendor
Before you compare quotes, ask each vendor to specify:
• How many layers does the wall assembly actually have, and what is each layer made of?
• What insulation material is used, if any — and what’s its actual thermal performance (not just “insulated”)?
• What’s the total wall thickness, and does it meet the wind-load and rain-proofing claims in the marketing material?
• Can you see a cross-section sample or a completed wall before it’s finished, so you can verify the layers are actually present?
A vendor who can answer these specifically and show you the actual materials is generally more trustworthy than one who describes the wall only in marketing terms (“premium,” “German-engineered,” “luxury finish”) without naming what’s physically inside it.

Why This Matters More Than the Headline Price
Two prefab quotes at the same per-sq-ft price can represent completely different products once you account for wall construction. The cheaper-feeling option upfront can mean higher cooling costs for years, condensation and mold risk in humid seasons, an
d a shorter effective lifespan for the structure — costs that don’t show up until well after you’ve moved in.
When comparing prefab vendors, ask for the wall specification in writing, layer by layer, before comparing price. It’s the single best way to know whether you’re comparing equivalent products — or comparing a shed to a home.
